The age-old observation that "you never get a second chance to make a first impression" certainly applies when it comes to attracting South Florida home buyers to your Broward or Miami-Dade County home for sale.

The front door greets the prospective buyer and making a good first impression can mean the difference between receiving serious offers for your Miami area luxury home or being subjected to months of lookie-loos dropping by but never buying.

How can you ensure that your home will make the best impression possible? Here are some tips for savvy sellers:

Focus On Curb Appeal

The outside of your Aventura area home can be the source of a very good first impression.

Keep the grass well watered and manicured. If possible hire a landscaper/gardener while your home is listed, have your trees trimmed, cut back on overgrowth, add a splash of color by planting some blooming flowers and any other creative ideas.

It is recommended you store toys, bicycles, roller-skates, gardening equipment, hoses and the like out of sight.

Have at least the front of your house and the trim painted, if necessary.

A well-maintained property gives a buyer a good feeling. These repairs may seem small, but left undone may detract from your South Florida property value.

Cleanliness attracts buyers. Clean all windows, keep kitchen counter tops free of clutter, put small appliances out of sight, clean fingerprints from light switches and woodwork, shampoo or replace dirty or worn carpets, dry clean your drapes, remove any mold and mildew from around bathroom tile and fixtures or re-grout if necessary.

South Florida buyers prefer privacy when being shown through a home. Whenever possible never stay in your home when your South Florida area home is being showed.

The buyer will feel more relaxed and is more likely to share their true feelings to the brokers without the seller being present. The buyer will feel less like intruders and will preview your South Florida area property at their own pace without feeling rushed.
